The main idea of Fjord is a departure from the usual multi-storey development and the creation of a recognizable residential complex. The recognizability of the complex is provided by the cascading number of floors: the difference in floor heights from 4 to 30 makes it possible to diversify the types of layouts, balconies and window openings. Another bonus of the cascading heights is the open terraces with landscaping and views of the Pechersk district.
The building is designed so that all apartments will have good insolation due to the installation of panoramic windows. All available indoor spaces and open terraces are planned to be landscaped. The complex will have an art space on the adjacent grounds, which will be decorated with kinetic elements.

For preschool children within walking distance are the educational complex "Vseznayko", the children's eco-club "Evrika", the private kindergarten "Montessori on Lypky", the private kindergarten "Academy of Happiness", nursery kindergarten No.152 and kindergarten No.424. For older children, the nearby schools of the Pechersk district are: Novopechersk School, the British International School, School No.88, No.80, No.133.
