    3rd floor functions like the 5th due to the change in elevation.

    The main idea of Fjord is a departure from conventional high-rise development and the creation of a recognizable residential complex. The complex’s recognizability is provided by cascading heights: the floor height variation from 4 to 30 allows for diversification of layout types, balconies and window openings. Another bonus of the cascading heights is the open terraces with landscaping and views of the Pechersk district.

    The building is designed so that all apartments will have good insolation thanks to the installation of panoramic windows. All available interior spaces and open terraces are planned to be planted. The complex will have an art space on the adjacent territory, which will be decorated with kinetic elements.

    Infrastructure.
    The complex is located in the former industrial zone of the Pechersk district, but this will soon change with new residential complexes, such as “Novopecherski Lypky.” To develop the district infrastructure and for the comfort of the complex residents, the project provides commercial premises on the ground floors. Also shops, service centers, cafés and confectioneries are opening on the territory of neighboring complexes. Groceries can be bought at the nearest supermarkets: “Fora” - 20 minutes on foot, “Silpo” - 15 minutes on foot, “Velyka Kyshenya” - 5 minutes on foot and 5 minutes by car to Novus.

    Preschool children within walking distance have access to the educational complex “Vseznayko”, the children’s eco-club “Evryka”, the private kindergarten “Montessori na Lypkakh”, the private kindergarten “Akademiya shchastya”, kindergarten with nurseries No.152 and kindergarten No.424. For older children there are Pechersk district schools nearby: Novopecherska School, British International School, School No.88, No.80, No.133.
